The Contractor:
Require that they are licensed & insured. You are entitled to see a copy of their license and insurance. Require a building permit be posted prior to commencement of work on replacements. Require everything in writing so there is no misunderstandings. Be cautious of any request for large down payments. You may wish to shop around for price comparison.
FPL Rebates:
Homeowners are entitled to receive a rebate for a system replacement with a SEER rating of 14 and higher. You should see clearly on a written proposal the price before and after the FPL rebate. You should also be asked to provide your FPL account number as well as to sign the FPL rebate form. You will also see on your FPL bill that a rebate was paid. They may call and schedule an appointment to come to your home and see the installation.
SEER (Seasonal Entergy Efficiency Ratio):
The SEER rating has nothing to do with the required cooling capacity needed to cool a designated space or area, has everything to do with the costs to operate the air conditioning system. For example: The more miles per gallon (MPG) you get from your automobile the cheaper it is to operate. Therefore, the higher the SEER rating on your air conditioning system the cheaper it is to operate. The higher SEER systems cost more but entitle the homeowner to a larger FPL rebate. It is always best to get the higher SEER systems as they pay for themselves in the long run.
Indoor Air Quality (IAQ):
Indoor Air Quality is the air that you breathe while in your home or office. The best way to control this environment is through proper filtration and introducing ultraviolet light through your system. With an ultraviolet light, air circulates through the system, It is automatically disinfected. This simple process dramatically reduces airborne bacteria, viruses and allergens. How does it work? When a microorganism passes through, the light will penetrate it and react with its DNA. The reaction permanently alters its DNA causing the loss of its ability to reproduce, and therefore renders the microbe harmless.
Filters:
This is probably the most neglected part of the system. They should be checked or changed regularly depending on your living conditions. If you have pets or children, your filters will require more attention. You should check or change your filters every time you pay your FPL bill. The filters when properly maintained, will extend the life of your system and save you money on your electric bill.
Preventative Maintenance:
Maintenance agreements are a must for any homeowner. They can pay for themselves by improving effeciency, reducing operating cost, minimizing costly breakdowns and extending the life of your system. More importantly, it keeps your drain line from getting clogged and prevents water leaks.
